how can i transfer a home that was given to me by someone that passed away

More details to this question:
I was a caregiver/friend to a woman for a few years she passed away last December before passing she had told me that she wanted myself and my little girl to have her house since she had no family that she spoke to and cared for me and my daughter like family. Since her death her son has come and taken what he wanted from the home and thats the last ive seen or heard from him, his phone number is no longer in service and i cant seem to reach him by mail, so now im stuck on what to do from here, I called the assessors office and they said the property payments are 2 behind now, there is no will and no one has started the probate process with the courts. the only thing i have stating she left me her home is a living trust that she made up but there is no notary stamp or anything official at all. please can some one help me before the state takes the home that was given to me.

If the document that you have gives you the house and it is a will, then you will have to start a probate action to transfer the house to you.  Bring your document to an attorney for a full consultation.
