How do I give my house to my son?

More details to this question:
I have moved to another state and I own a house free and clear in the state that I left. My adult son is living in it and I want to give it to him. He cannot obtain a mortgage at this time. How do I just let him have it?

If all you want to do is give him the house, have an attorney in the state where the house is located prepare a deed making the transfer. Your mention of the mortgage confuses me, as I can't figure out why that makes any difference if you are not expecting any money from your son for the house, so you might want to talk about the subject again when you talk with the lawyer.
