How do we divide property if we can't agree?

More details to this question:
If will states that certain things go to certain people and the remainder is to be divided equally by three children. She had several pieces of property and her home but one child will not agree to anything. What can be done?

The best solution may be to sell everything and divide the proceeds or to make a family settlement agreement.
