More details to this question:
My sister lives with my Mom; my Mom wants to allow my sister to live in her home after she dies, but if the home Is ever sold, the proceeds would then go to all of my Mom's descendants. How can this be reflected in her will?

This should be done not in a Will but in a deed to a trust which provides for a life estate for your sister and for sale proceeds to pass to all of your mother's descendants. You will need the help of an estate planning attorney.
