Is this really the way it works?

More details to this question:
My grandfather bought a home with cash a few years ago he of course did everything legally through a lawyer had a closing etc. He died in 2013 and now the executor( my mother) is trying to sell the home. They have a buyer but the lawyers are saying that three of the five beneficiaries have judgements that need to be paid out of the estate before it gets divided up and I need to make sure that's true and also that they can't sell because a couple a few sellers of the home back did not have the wife sign. When my grandfather's closing was brought up she said they don't go through the abstract for a cash sale. I'm positive that can't be true but I really would like to know if any of this is true

It could be true, but someone would have to look at the title report, and the will.  It sounds like the house was left to people in the will, and not demanded to be sold under the will.  If so, that is true.
