you can have any local real estate attorney help you with this - you could simply do a quit claim deed deeding the property from you to your son. Or, you could leave it to him in your estate plan. There are pros and cons to both approaches, and when you speak with an attorney he/she can discuss each of these options (and potentially others) with you to figure out which route makes the most sense.
