do all wills need to be filed by the lawyer who has the original will after death?

My father passed away over a year ago, but I was never notified that I was a beneficiary, plus third in line of being an executor. I don't think my father's lawyer ever filed it with the court, and no one informed me about what it said. My father had a house that was supposed to be left to my mom and partly me and my sister. I recently found this out because I asked to receive a copy. Now it's in the process of foreclosure because the mortgage hasn't been paid. The house has been vacant since my mother moved in with my sister. I would like to move in but worried it's no longer possible because the will wasnt filed in the county after he died. his lawyer still holds the original. is there a chance I would be able to move in? Both my other family members have no interest in the property. Do I still have options concerning this, or is it too late to do anything about? Thank you
