More details to this question:
Beneficiary is refusing to open door for major repairs to estate property. The property has been in major disrepair well before the decedent passed and these repairs are mandatory to the preservation of the estate (boiler, electrical, etc.). What are my options as executor?

File an action for wrongful detainer (eviction) in the local small claims/justice of the peace court and hire the sheriff to remove the beneficiary and the beneficiary's possessions to the curb.
