How can our Dad give us a property in Florida as soon as possible

More details to this question:
My parents bought a condo in Seagrove Florida in the 80’s. It has been used by sour family’s name as a rental property. He is getting very ill and wants to give the priory to us before he dies to ensure that his new wife can not touch the property.
