Mom left house to me and it is in foreclosure

More details to this question:
which has been confirmed by an attorney that complaint is deficient due to fraudulent documents filed with the court.Mom had no assets only debt. I have a lease agreement with her as well as I paid her rent -end date to lease 12 years from now. I live in New Jersey. Do I probate will? I was appointed executor of her estate. Can I fight foreclosure if I do not probate will? House is underwater by 80,000.00

If there are no assets, and you will gain nothing from the estate, then do not probate the will.  You must probate the will in order to have the authority to fight the foreclosure, but I'm not sure why you would since the property has no equity.
