need deed tranfer out of deceased name

More details to this question:
what is the best was to get the property out of the deceased name there is not an executer of estate she died in Oct of last year I am a co owner of property, tenants in common, the property has a mortgage and liens attached

When there is no Will, instead of appointing an executor of the Will, the court appoints an adminstrator of the estate.  Hire a local probate lawyer to help with this and to draft any distribution deed.
