Mom died 2 weeks ago left me power of attorney for everything including the house i live in. house is paid in full with a $120,000 reverse mortgage (house is appraised at $450,000) what are my options as to keeping it taxes selling etc

The power of attorney expired with your mother. Whether or not she left a Will, you should contact a local probate attorney about settling her estate.
