Selling portions of heir property

More details to this question:
My grandfather has three sons left a plot of land with a ranch house to one of the sons that paid mortgage and pays yearly taxes. Grandfather left all three children with a portion of the land now all wants to sell except the one who own the house

It sounds as though you will need to hire a lawyer to bring a partition action, which could force a buy out or a sale.
