What is the step by step process to file for probate?

More details to this question:
I've lived with and took care of my 93 yr old mother for the last 6 yrs. She died in testate, she didn't make a will. She owned real estate . Has a mortgage for the house we were living at time of death. She is the only one that is named on her deed since my father passed away in 2005. There are 2 living children. Myself I'm 67 yrs old and I'm still living in the house in question; my sister whom is 74 yrs old and lives in Las Vegas, NV. There was a verbal agreement amongst family that the house was to be left to me according to my father's and mother's wishes.

Step One.  Hire a probate attorney who practices in the county in which your mother died.  You will need legal representation to apply for a determination of heirship and letters of administration, in settling the estate, and in drafting a family settlement agreement and presenting it to the court and drafting and recording a deed transferring your sister's interest in the home to you.
