As your probate attorney should advise you, you can record an Executor's Deed (sometimes called a Distribution Deed) in the county deed records transferring title to the caregiver.  Depending on the value of the furnishings, you may want to document their transfer as well.

Can a 2006 real estate lien be applied to another property acquired in 2011 without going through a court?

Answered 5 years and 4 months ago by David Allen Schulenberg (Unclaimed Profile)   |   1 Answer   |  Legal Topics: Real Estate
It depends on what kind of lien it is.  If it is a judgment lien, it will automatically encumber subsequently acquired real estate in any county where the judgment lien is properly recorded.  A judgment lien is generally effective for 15 years.   Other types of involuntary liens (such as property tax liens) or contractual liens (such as mortgages) will generally only encumber a specific property and will not automatically encumber other subsequently acquired properties.  ... I cannot think of one good reason.  A quit claim deed does not transfer title.  It is more properly used to document the quitting of a claim for use, such as an easement over someone's driveway to get to your property. If your father gifted his interest in the land to his sister in a Will and you are the executor or administrator of his estate, you may record a Distribution Deed (formerly called an Executor's Deed). If not, or if he did not leave a Will and you inherited the land and want to give it to your aunt, you can record a Deed of Gift (either a General Warranty Deed or a Special Warranty Deed).... In many states there is no reading of the Will.  However, a Will has no legal effect until a court admits it to probate (proving that the Will is the Will of the deceased).  Check you local probate court records.  Some are available online.  If you are a beneficiary and have not received an accounting or a distribution, after a certain period of time (varying by state) you may be able to demand an accounting or a distribution and, if it is not produced, ask the court to replace the executor.  The farm may or may not have had to be sold to pay the estate's debts.  You cannot tell without examining the accounting.... You don't have to attend or participate in the joint removal of the conditional green card process. Do not attend the interview. Your husband will be forced to file a waiver of the requirements to jointly remove the conditions and then must prove at his interview that you both married in good faith which will be difficult if you don't have a child together. Good luck. ... Read More

Can a record deal be sent through email?

Answered 5 years and 11 months ago by attorney Stephen Arnold Black   |   1 Answer
It's probably a scam. If it asks you to mail in some money like 100 or so dollars to get the written documents sent to you, then it's usually a scam. That being said you should always have an attorney review it in your jurisdiction just to be certain.
