if he does not give you a deed you can go to court and sue to divide the property issue is that unless you can show a writing showing he agreed to the buyout in writing, you don't have much of a case. that said, he is a tenant in common and that means: if you can raise the money to fix the roof, it comes out of his share at sale. this might force you to sell the property but you can take a lien against him for any repairs and any costs, like taxes, that he is half responsible for- no one gets to own real estate for free- there are costs and maintenance  ... You can reinstate by paying the back rent. Call the LL to arrange this, it saves them legal fees, tell them your plan and ask to work with them. Should work. If you do have to go to court, tell the judge the situation and ask them to allow you to catch up on rent, explain what happened and your repayment plan; if the landlord is getting paid in full, the court will be very sympathetic to your situation.   good luck if there is a problem, get legal help. many courts offer free legal aid; those lawyers will easily be able to help you.... A good real estate attorney might be able to tell the attorney for the LL that the clause is an unconscionable abridgment of rights and void against public policy as it might permit the LL to unilaterally breach the lease without the tenant having any right to redress. the law, for very good reasons, sets the age of consent at age 16 and under the law you will remain a minor until you are 18. first the science, the human brain's development and cognitive abilities are usually only fully developed until you are 20 or so. 2 years ago, on one hand your BF was a minor at the time, but on the other you were 14, as the parent, your mom can press charges worse for your BF, he might even get charged and go on the offenders' list which could mess up his life for years to come. the only good news is that the prosecution would have a very difficult time proving what happened and your mom, if she was so worried, should have reported things things then my suggestion, you need to sit down and have a conversation with your mom; you need to respect her interest as parent and she needs to respect that you are a young woman and come up with a way for you to go together into the next chapter in life- you need to agree how the two of you can get along together for the next couple of years, I suggest you bring her a peace offering of flowers or something nice that lets her know you care. I really don't suggest burning down the bridges, you will only really understand what family is when the worst in life happens; if you let her, your mom can be a rock in your life good luck to you...
