You plan to offer 100% owner financing?    The title company will prepare the closing docs but you'll need to provide the promissory note. LANDLORD LOST MY MONEY ORDER CAN HE EVICT ME?

You will have to prove that you paid the rent.  Did you get a receipt?  Unfortunately, money orders are very similar to cash in that they are difficult to track and stop payment on.  If your landlord believes that you have failed to pay rent he can proceed to initiate the eviction process.  You will need to Answer the Complaint by the deadline or you may loose possession by default.  If you file an answer you will get a trial to tell your story to the Judge and the Landlord will have the burden of proof. Your lender or closer cannot require you to sign any document which modifies the terms of the agreement post closing.  However, in most closings you will sign a document which states that you will cooperate in signing or making any administrative changes to the documents to ensure the lender has a complete and correct closing file. How can I vacate an 18 year old 'Temporary Easement' on a property I'm purchasing?

How do you know it is a "Temporary" easement?  Maybe the easement has already been terminated by the elimination of the use?  Does easement holder reject your desire to terminate the easement?  Maybe this is as easy as recording a termination of easement. If you have signed the purchase and sell agreement you have an obligation to close the sell unless the buyer breaches the contract.  You are under no obligation to work with the buyer to make it easy for him to complete the purchase.
