Obviously I have not seen the messages, but text messages are evidence that can be used in court.  As a writing the messages are credible.

To get a judgment for back rent, you need to do an eviction.  That must be where the property is located.  I am not sure what NY County has to do with the case, but if there is jurisdiction you can sue there.  The sale issue will be governed by the documents.
