Find out whether or not there was a Probate proceeding filed for the deceased. If there was, it should have dealt with the condo, and, if it did not, contact the Personal Representative or Lawyer for the estate. You have not included enough information for a decent answer, I am afraid. The landlord can withdraw the notice any time. In fact, "withdraw" is not really the right word. A notice like that is not self-executing. Itis the basis for a court case he will have to file if you do not leave.

I don't really understand the items you are talking about, but, generally, "fixtures" are things effectively permanently attached to the real estate and they generally belong to the owner and cannot be removed. More specifics would help.

The Seller's rights are whatever the contract you signed said. Usually, the seller does NOT have the right to just "change her mind." You should take all of the paperwork to a good local attorney, and MAYBE you can force her to go through with the deal you already had. Good Luck.
