I am not certain what you mean by "rights".  You are currently not an owner of the property, therefore you have NO ownership rights.  In your position, now that the house is purchased and there is a mortgage, I would see if its possible to have yourself put on the deed as well.  I cannot see how it would jeopardize anything at this stage and it should be a relatively inexpensive procedure to get you on the deed. You should make sure she has counseling and help with this.  You can remove the social media accounts and hope this just passes.  It doesn't sound as if there is anything for a lawyer to do here yet however. If you contact the school seeking an acomadation and nothing results from that, then perhaps it is time to consult with an experienced attorney.  There is a hard lesson here too. Like most contracts, I imagine they had a clause for heirs and assignees.  You presumably read and reviewed the contract prior to signing and would be held to that.  You should check the contract again and make sure they follow it as well.  Should they breach the Agreement, then you might have a chance of getting out of it.  Otherwise, incredibly unlikely....
